I got a house through Monty Malhi. He is an agent and a realtor. The property’s purchase price was $429,990. The closing date was delayed by the builder many times before giving me a final date for March 2017. While I was waiting for the closing, Monty approached me several times to enquire about the property and was seeming desperate to buy that property.

I got to know his intentions after he cheated me. I thought he was trying to help me, but on the contrary, he was just trying to get his jack fit in the mess. I wasn’t interested at that time. Later, he called me in January 2017, asking if I wish to sell the house. He was direct this time. In the meantime, I went through some rough patch and was not able to pay my mortgage.

I told him that I would like to sell the house and wanted him to find the client before the closing date. That is what he was looking for. He told me that the market is really great and he would find me a client soon. But, as time passed, I did not see any leads coming from him.

I asked him the reason and he gave me some weird excuse. I trusted him with all my money and time only to get scammed. He told me that he had found a lead in Feb 2017 and took days to get him talk to me for the deal. The meeting was fine but later he informed that the buyer is not interested. The buyer did not go through because of some finance issue and he changed his mind.

He kept me going round and round. The month was almost over but he was not able to get me the deal for the house. When he was done making me suffer to find a buyer, he proposed a deal in February. He knew that I was desperate to sell the house before March and he knew when to hit the target.

He said that he would be buying the house. He proposed a lower price and said that I will have to lose a lot if I did not accept it. He told me that I would lose my deposit which I did not want to. I was taken aback. I never knew that he would try to take advantage of my situation.

He paid me $500,000 for the house which was much less than the market value. The market value was more than $675,000. He had that aim of earing that money for himself from beginning. I am sure he must have done to other people as well as he was so trained in what he did to me.

Monty Malhi is not an agent but a parasite who feeds on others money and property.

    Monty Malhi is a scammer and tries to get you into dead end deals. He uses people to get their money.

    I was conned by him while I was trying to find a property for investment. I did not do my research and ended up paying him extra money for the property that was in a very bad shape. I had to take extra mortgage for the repair.

    Since the time I have bought this property, I have not been able to put it on rent. I mostly stay out of station.

    It is difficult for me to take off and visit the house for repair work.

    Monty was introduced to me by a friend. I was having a party at my house and he came along with my friend. After checking out the house, he suggested me to sell the house and another in a different region. He told me that it was the hottest destination for real estate investment and people are investing a lot.

    He gave me his number and asked me to call back. Till then, I was not aware of his intentions. So, I tried to check the information myself. After few research, I discovered that all the stats he presented were fake.

    I never called him. He left few messages on my voice mail but I never replied. He is a con artist and knows how to trick people. If you ever come across him, do not believe him blindly. Do your research and then take any decision.

Mr Nadeem bashir called me in DEC,2016 and told me that as he did bankruptcy in the past he is not qualifying for the mortgage.So he want to sell his house on queen mary dr,Brampton on assignment. We met on 14th Dec,2016 and I explains him that according to assignment clause provided by the builder we are not allowed to put the listing on MLS .So I have to do a exclusive listing and I explained him the difference between exclusive listing v/s MlS listing thoroughly and he signed the acknowledgement. He advice me to put the house on exclusive listing .We sign the listing agreement on 14th Dec,2016.I did every possible advertisement for this property ie at,,,Point also spend lots of money to advertised it on local ethnic Punjabi Radio programme. I got leads .But these are two type of leads 1,Investor: they don’t want to pay more then $450,000.00 as they assumed that seller is selling on assignment and may have problem with finance. 2. Actual Buyer but they want to see the property as they are going to live in the house.But as the house was under construction,builder didn’t allowed us to see the property for safety reason.Also as these were the Christmas holidays and not too many buyer looking to purchase the homes at that time.But we find a buyer and signed the agreement of sale and purchase on 23rd Jan,2017. But this buyer didn’t give any deposit till after 1 business day and according to Sch d of sale purchase agreement this agreement become null and void .I called the buyer and they told me that bank is not giving us the mortgage on the new purchase price and thats why they have to put the profit of seller/assignor from their own pocket.And they don’t have such fund available.So they are not going to purchase the house on assignment.This is the other major reason that to sell the house on assignment is very hard as bank don’t give mortgage on new purchase amount and buyer have to put the assignor/seller profit from their own pocket.As the closing date of this house was on 8th March,2017 and according to assignment clause we can sell the house on assignment up to only 30 days before closing.So we have only up to 7th feb,2017(only 15 days to complete the sale agreement and to get the final permission from the builder) to sell.I spoke with my lots of contact but no one was willing to pay more then $450,000.00.Both me and Mr Nadeem was in too much stress as he can loose his deposit and may be any damages against him by the builder.I discussed this problem with my wife as I knew that she have some fund available.She agreed to buy the property to assist my client.So on 25th Jan,2017 we signed the agreement of sale purchase at $500,000.00 without any finance condition and NO commission for me.But I put the condition for 5 days of solicitor approval for both the seller/assignor and buyer/assignee.His lawyer approved the agreement of sale purchase. I also didn’t charge any commission to him he saved lots of money too in commission too.There was an assignment fee by the builder $2500 plus HST and he don’t even have that money to pay at that time and builder was not permitting the assignment without the fee paid.So he told me to pay this fee and I even help him at that time to pay his assignment fee.One more important thing in the assignment of agreement of purchase and sale that if builder charged the HST rebate on closing then who is going to pay the HST .I put the special clause in the Schedule that assignee/buyer will pay the HST not the ASSIGNOR/SELLER.And assignee/buyer did pay the HST(approximately $26000) on closing to the builder. I worked very hard and honestly and ethically with Mr Nadeem Bashir and he is unappreciative of what I was able to do for him.At the time Mr Nadeem Bashir was very thankful for what I did.However after seeing the price soar in the market place with multiple offers,his expectation have increased unreasonably.I helped him out of the way.I gave him$70,000.00 profit,saved his around $25000.00 in commission and approximately $26000.00 in HST.He Complain now in April,2017 because he feel the house was worth $675,000.00 on 25th,Jan,2017 because he is seeing the inflated price in the market in April,2017.
